The orientation tour is a free half-day drive through six Phuket districts with someone from Layan Real Estate who lives on the island. It exists for one decision — which district — and it is offered to people who are choosing where to buy or where to rent for six months or more. You see the streets, the schools, the shops and the beach roads, hear what a month there costs from the index, and go home with a shortlist of two districts instead of fifteen.
One group a day, four to five hours, pick-up from your hotel or villa in the west or the south, nothing to sign and nothing to pay.
The car leaves at nine from the west coast and finishes in the south by early afternoon; the order reverses when you stay in 拉威 or 查龙. Each stop is twenty to thirty minutes on foot in the part of the district where people actually live, with a drive-past of two or three residential projects on the way out, so that by the end the names in a catalogue mean a street you have walked.
奈汉, 普吉镇 and the 攀瓦 cape are swapped in when the brief calls for them — a family looking at BISP or HeadStart, someone who wants a town rather than a beach, a buyer of a sea-view villa on the east side. A full day covers nine districts; that is the exception.

The tour is free because it is how the agency meets its clients, and that only works if the people in the car are choosing a district for a long time. So the condition is plain: you are considering buying a home on Phuket, or renting one for six months or more, and you have not yet settled where. Families relocating for a school year, couples who have rented a month twice and want the next year, retirees comparing the south with the north-west, and buyers who prefer to see streets before they read a catalogue are the usual passengers.
If you are on the island for a week and want beaches and viewpoints, the day tours are better value for your time; if you already have a shortlist of projects and a budget, the investment tour goes inside the buildings this one only drives past. And if you are between the two — renting now, buying later — say so in the form; the route stays the same and the conversation changes.
Not a sales drive: nobody shows you a show flat, and the projects along the road are pointed at, not visited. Not a promise of anything: the rents and prices quoted are the index’s medians with their dates and samples, and where the index has no figure we say so instead of guessing. Not a private car for the day: the route is the route, with one or two swaps, and one group goes out per morning. Not a substitute for the lawyer: ownership, leases and visas are covered on the investment tour’s third day and in the visa guide, not in the car.
